Conveyancing Service Guide
To find out more about what to expect when buying a house and for the steps involved in selling a house or even when you decide to remortgage a property, our helpful Conveyancing Service Guide can be downloaded from the following link: Lever Law Conveyancing Guide
This document explains the type of work we will carry out on your behalf during the conveyancing process. The average conveyancing process takes between 8 – 10 weeks. It can be quicker or slower, depending on the parties in the chain. For example, if you are a first-time buyer, with a mortgage in principle, it could take 6 weeks. However, if you are buying a leasehold property that requires specific changes to the lease such as a lease extension, amendment to the current lease or rectifying an issue with the lease itself the process can take significantly longer, between 3 – 6 months.
CQS Accredited
We are also an accredited member of the Law Society’s Conveyancing Quality Scheme (CQS). Being a member demonstrates that we always follow best practice and meet the highest standards of technical expertise and client service when dealing with your conveyancing matter. The Conveyancing Quality Scheme (CQS) is a recognised quality standard for SRA-regulated firms in residential conveyancing. It sets out the standards of competence, risk management and client service levels expected of practices.

Additional Fee List
Sometimes there will be additional fees payable as part of the transaction, our additional fee list can be found here: Additional Fees
NOTE: Disbursements are costs/expenses related to your matter that are payable to third parties, such as pre-contract searches and Land Registry fees. Some payments attract VAT, others do not. We handle the payment of the disbursements on your behalf to ensure the smooth process of the matter.
We have provided the above information to help you understand some of the key stages, timescales and price estimates. The legal fees quoted will usually be fixed but disbursement costs are subject to variation. The guidance is provided is based on a number of assumptions and in particular assumes that:
- This is a standard transaction of registered property and that no unforeseen matters arise including for example (but not limited to) a defect in the title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction.
- The transaction is concluded in a timely manner and no unforeseen complications arise.
- All parties to the transaction are co-operative and there is no unreasonable delay from third parties in providing documentation.
- No indemnity policies are required. Additional costs and disbursements may apply if indemnity policies are required.
